How Much a Modular Home Costs in 2026: Prices and What Drives Them

There is no single price for a modular home: the cost depends on the area, the site's climate, the building systems, and the specification. To give an honest reference point, here are the "from" prices for TF Module's ready-made projects. This is the factory price: it does not include delivery to the site or on-site assembly.

The villas and Hotel One are priced for a warm climate, while Hotel 2 and Hotel 3 are priced for the Russian climate with the northern package, so their price per square metre differs. More on these properties on the modular hotels page.
What drives the final cost
- The regional climate: the thermal calculation sets the insulation thickness, the glazing formula, and the heating capacity.
- The structural scheme: the frame cross-section and fixings are calculated for the region's wind and snow loads.
- Building systems: electrics, water supply, heating, ventilation, air conditioning, and the level of Smart Home.
- Specification: the interior finish, built-in furniture, sanitaryware, and kitchen are fixed in the specification attached to the contract.
That is why two homes that look alike can differ several times over in price: the difference is built in before production, is invisible in a photo, and shows in operation as early as the first winter.
What is not part of the factory price
- Delivery to the site — calculated separately; see the delivery and scope of responsibility page.
- On-site assembly — carried out by the client's contractor using our documentation.
- Connection to external utilities — the connection points are brought out, and the hookup is done on site.
