Modular Home Delivery: Stages, Timelines, and Scope of Responsibility

How a modular home gets from the factory to the site: what TF Module does, what a partner logistics company organizes, and what stays with the client.

What falls within TF Module's scope

We develop the project, prepare the technical brief, select the production site, support manufacturing, control quality at every stage, and inspect the finished home before it ships in a container. Our scope of responsibility ends there.

Delivery stages

First, our specialists inspect the finished home at the factory and load it into a container. A partner logistics company then takes it along the route. After arrival on site, the client's contractor handles assembly. Pre-shipment preparation before dispatch takes up to 30 days.

Timelines and cost

Delivery time and cost depend on the region and the delivery method, so they are calculated separately for each project and are not part of the factory price. As a production reference: a private home up to 150 m² takes 25–30 days and a complex takes up to 45 days; see also how long it takes to build a modular home.

Module dimensions

Transport is limited by container dimensions and road regulations, so the size of a single module is limited. The home's total area is set by the project: the property is assembled from as many modules as needed. Foldable modules (TF E02, TF E01, TF E03) ship folded and open up on site.

Site preparation and connection

The internal building systems are installed at the factory and the connection points are brought out — on site, they only need to be connected to external utilities. We advise on preparation and provide technical documentation so that the site is ready to receive the property.

Assembly on site

Assembly is not part of TF Module's offer: the client's contractor handles it — a private home in 3–7 days and a complex in 14–35 days. We provide assembly documentation and technical support, and for a complex project we can send a factory engineer to supervise assembly.

Frequently asked questions about delivery

Who delivers a modular home to the site?

A partner logistics company organizes delivery. We inspect the finished property at the factory and load it into a container, and the logistics company takes it from there.

How much does delivery cost and is it included in the price?

Delivery is not part of the factory price: its cost and timelines are calculated separately depending on the region and the delivery method.

Who does the assembly after delivery?

The client's contractor. We provide assembly documentation and technical support so that the work follows the project.

What does the client need to have ready when the modules arrive?

A prepared site, a contractor for assembly, and a way to connect the property to external utilities — the connection points are brought out. We advise on preparation.

Can a home be moved to another place?

Some models can be transported again. It depends on the structural scheme and how the modules are joined, and is confirmed at the design stage.
