How we work with factories
We work with several specialized factories in China: each has its own strong technologies — steel frames, timber, panel systems, large-format modules. A separate pool of manufacturers is assembled for every project, and the contract is signed directly with the factory. Read more about the process on the modular homes from China page.
From brief to production
A project starts with your brief, not with a catalog: we prepare the technical brief for the site, climate, and purpose of the property. Design takes 2–3 weeks; the factory's engineers do the thermal calculation together with our technical team, and the region's wind and snow loads are built into the structural calculation.
Control at every stage
Manufacturing follows the approved design documentation, and control runs at every key stage before shipping. The vapour-barrier envelope is assembled at the factory in stable conditions, without rain or humidity swings, and checked before shipping; ventilation is built into the project.
Inspection before shipping
Our specialists inspect the finished home before it leaves for the client, after which the property is loaded into a container. TF Module's scope ends there: a partner logistics company organizes delivery (more), and the client's contractor handles assembly.
Production timelines
Production of a private home up to 150 m² takes 25–30 days, and a complex or community takes up to 45 days; pre-shipment preparation takes up to 30 days. This is a factory process: precision and predictability are higher than with assembly on an open site.
Documents
The contents of the specification are fixed in the specification attached to the contract. Together with the property, the client receives technical and assembly documentation and the operating instructions; warranty terms are fixed in the contract.
