Modular Hotels
Modular hotel projects with 8–10 rooms: factory production, ready-made rooms with bathrooms, optional northern and furniture packages, and delivery with technical documentation.
What a modular hotel is
A modular hotel is manufactured at the factory: the rooms, bathrooms, and building systems are prepared in advance, and on site the property is put together from finished blocks. Design takes 2–3 weeks, production of a complex takes up to 45 days, and pre-shipment preparation takes up to 30 days. For us, "turnkey" means full factory specification: the client's contractor handles on-site assembly.
Projects and floor plans
The catalog below has three projects: Hotel One — 10 rooms on 240 m² with a shared pool, for a warm climate; Hotel 3 — 10 rooms on 322.8 m² with a reception, a dining hall, and a kitchen on the ground floor; and Hotel 2 — 8 rooms on 360 m² with spacious bathrooms and balconies. The room layout, the number of rooms, and the facade can change at the design stage.
Specification and options
The structure is built on a G550 steel frame with 9 mm OSB board, mineral wool, and aluminium windows with triple Low-E glazing. A northern package — reinforced insulation and heat pumps for operation at low temperatures — and a furniture package for the rooms and common areas (furniture catalog) are available as options. The exact contents are fixed in the specification attached to the contract.
Climate solutions
Insulation, glazing, and heating capacity are matched to the site's climate: the factory's engineers do the thermal calculation together with our technical team. A northern package is available for operation in cold regions.
Logistics and scope of responsibility
The finished property is inspected at the factory and loaded into containers. A partner logistics company organizes delivery (more on delivery), and the client's contractor handles on-site assembly. We run the project, control production, and provide assembly documentation and technical support.
Government support
A support program exists for modular accommodation projects; one of its requirements is a room area of at least 16 m². The current terms are on the subsidies for modular hotels page; the investor, not TF Module, files the application.
