We design, produce, and supply prefabricated modular villas and houses. Most of the work is done at the factory, so timelines are shorter and the budget and quality are more predictable than on a conventional site build. It suits a private villa, a rental villa, a boutique hotel, or a development of several villas.

A conventional villa build takes 8–18 months. Here the villa is manufactured while the site is being prepared.

Rainy season. Concrete is needed only for the foundation. Walls and roof are assembled from finished elements, so rain does not affect the schedule.
A steel frame built for the tropics
Galvanised G550 profiles, corrosion protection class C4.
- Lightweight. A lighter foundation is enough.
- Large spans. Panoramic windows and open-plan layouts.
- Stable geometry. Steel does not rot or shrink, and termites cannot damage it.
- Coastal sites. C4 protection is designed for humid seaside conditions.
- Service life. The design service life of the frame is over 50 years.
What the house is made of
- Frame
- G550 steel profiles, hot-dip galvanised.
- Walls
- Rock wool, OSB, cement panels outside, bamboo-fibre panels inside. Ventilated cavity with drainage.
- Roof
- Rock wool, OSB, SBS membrane, aluminium-magnesium-manganese sheet.
- Windows
- 5+9A+5 double glazing, tempered glass, wind resistance class 6–7. Low-E on request.
- Floor
- 18 mm fibre cement board, SPC flooring.
- Utilities
- Copper wiring, distribution board, LED lighting, water supply, sewerage, sanitary fittings. Wiring and pipework are laid at the factory to the project design.
The structure is engineered for the local climate and the specification can be adapted to the project. The final scope is fixed in the specification.

On-site assembly is carried out by the client's contractor using TF Module's documentation.

Quality control and claims
Our specialist supervises production, sends photo and video reports, and inspects the kit before shipment.
If a defect is the factory's fault, the factory covers materials, shipping, and replacement. Claims are answered within 24 hours.

Furniture, lighting and decor to your interior design
We source furniture, lighting, fittings, sanitary ware, appliances, textiles and decor. For hotels: branded towels, bathrobes, tableware and signage with the resort's name.
Everything is purchased under one specification and arrives in the same containers as the house.
