What Is Included in a Modular Home Specification

The specification is everything that goes into the home at the factory before shipping. It is fixed in the specification attached to the contract, so it is important to understand which blocks it consists of and what stays outside it.
Finishes, furniture, and equipment
The home ships at a high degree of readiness: interior finishes, built-in furniture, sanitaryware, a kitchen, and lighting. Materials, colours, and equipment are chosen when the specification is approved. Loose furniture and interior items are selected in the furnishing section.
Building systems
- Electrical supply, water supply, drainage, heating, ventilation, and air conditioning.
- The internal systems are installed at the factory and the connection points are brought out — on site, they only need to be connected to external utilities.
- Autonomous water supply, a septic tank, a generator, and solar panels are included in the project when the site conditions are discussed.
Smart Home
A Smart Home system can be included in the project: control of lighting, climate, curtains, and security. The level of automation is matched to the brief.
Optional packages
Hospitality properties can also include a furniture package for the rooms and common areas and a northern package — reinforced insulation and heat pumps for operation at low temperatures. An example of such a project is Hotel 3.
What stays outside the delivery
- Delivery to the site: it is organized by a partner logistics company, and the cost is calculated separately.
- On-site assembly: carried out by the client's contractor; we provide assembly documentation and technical support.
